Home Inspection

A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property. The purpose of a general home inspection is to identify defects within specific systems and components of a property.

The resulting inspection report is based on the observations made by the inspector on the date of the inspection. We conduct our general home inspections according to the International Standards of Practice for performing a general home inspection.

We use the state of the art equipment in our inspections, such as infrared thermal cameras, moisture meters, electric testers, laser thermometers, endoscopic cameras, etc. This type of equipment allows us to perform more thorough, accurate inspections at no extra cost to you.

Mold Sampling

Mold is part of the natural environment. It can be found both in indoors and outdoor spaces. The presence of mold in indoor spaces can have negative effects on human health. The potential health effects and symptoms associated with mold exposures include allergic reactions, asthma, and other respiratory ailments.

Mold reproduces through tiny spores, which are continually wafting through indoor and outdoor air streams. The presence of mold spores in humid indoor spots may lead to unchecked mold growth and reproduction. Affected surfaces may include wood, paper, carpets, food and a number of other household items and surfaces. When moisture or water accumulates indoors, mold growth will often occur, particularly if the moisture problem remains undiscovered or unaddressed.

The purpose of the mold sampling service is to attempt to detect the presence of mold by performing collecting samples with an Indoor Air Quality (IAQ) device. Your inspector will collect and handle samples properly to keep the chain of custody and send them for analysis by a third party laboratory.

Radon Testing

Radon is a naturally occurring radioactive gas formed from Radium decay. It is invisible, and it has no smell or taste. But it can cause lung cancer. You can’t see radon.

Radon may be present in every property, and it is estimated to cause many thousands of deaths each year. That’s because when you breathe air containing radon, you can get lung cancer.

In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. The amount of radon in the air is measured in picocuries of radon gas per liter of air, or “pCi/L.” While any radon exposure creates some risk to health, the EPA considers a level of 4 pCi/L or higher dangerous and recommends that you take remedial measures to reduce or eliminate radon.

We will test for radon at the property to measure the radon level in the air with an EPA approved device. We will provide you with a written report after conducting the 48 hour procedure.
